Lots sold by their view of the lake
Views were part of Point Venture from the start. The property owners association's history says the developers sold early lots in five-lot packages of one lakefront lot, one lake-view lot, one golf-course-frontage lot and two with lesser views, and reckons the Junior Olympic pool overlooking the lake must have been a big attraction then, as it is now. Most lakefront homes have direct access to the lake and the option of a private dock, and water makes up a little over half of the village's area within the Census Bureau's boundaries.
The village has grown mostly since 2000. Of 987 housing units in the Census Bureau's 2020–2024 survey, 567 were built in 2000 or later, including 319, about 32.3%, from 2010 to 2019, and the median home dates from 2003. About 79.8% are single-family detached houses, about 88.3% of occupied homes are owner-occupied, and about 16.3% of all units are vacant homes kept for seasonal, recreational or occasional use, with margins that run wide in a village of this size. The association itself counts 1,122 lots and homes, from townhomes and median-priced houses to large custom homes.

In the 2021 International Swimming Pool and Spa Code, a model code not on the Village's list of adopted codes, a vanishing edge, or negative edge, is a water-feature detail in which water spills over one or more of the pool's walls into a catch basin. The CDC's Model Aquatic Health Code adds that the water is captured and treated for reuse through the pool's normal filtration, and lists zero edge among the other names.
Water moving through the wall
The American Shotcrete Association counts negative-edge walls among structures with water on one side and an evaporating face on the other. Water moving one way through a wall like that leaches calcium and can badly deteriorate it over time, so the Association says such walls need measures that make them watertight: a solid waterproof membrane, pozzolan or polymer added to the concrete, less water in the mix for the cement, or integral waterproofing and densifiers sprayed on or applied as a slurry coat.
Salts behind the tile and finish
It also warns of salt deposits forming where a wall meets its tile or coating, a condition it calls sub-efflorescence, which can weaken the binder and lift the covering off, and it lists swimming pool vanishing edges among the structures most at risk. Fresh bloom only days old usually comes off with a bristle brush and water, but once it hardens into a dense deposit it can be very hard to remove, and the Association warns against sealing a surface that is showing efflorescence under a paint or coating that can't breathe.
The finish above the water
On the dry side of an edge, SGM says its Diamond Brite finish will look dry next to the plaster under water and may show some check cracking, which keeping the exposed areas water-cured for 7 to 28 days helps reduce. It wants that area free of troweling blisters, which can fill with water and delaminate in a freeze, and it says the area will develop a waterline ring that needs regular maintenance.

Major repairs and minor ones
The Village says it is unlawful to build, alter, carry out major repairs on or improve any structure without a Village building permit. An owner may make minor repairs without one only where Section R105 of the International Residential Code doesn't require a permit, and must first ask the Village office whether one is needed. Its examples of work needing a permit include swimming pools, deck additions and patios, and, among alterations, deck replacement, flatwork and retaining walls. No Village rule names edge repair, but structural work on an edge reads as a major repair, so the Village office is the first call.
Quick permits and inspections
Pools, hot tubs and fountains deeper than 24 inches, and deck additions, are on the Village's quick-permit list. New pools pass Village inspections in order, from plan review and layout through a plumbing rough-in with circulation lines tested to at least 35 PSI, to a final at which decks, fences, electrical bonding and ground-fault protection are complete, while for remodels the building official sets the requirements by the scope of the project. Backflow protection is required on every new or existing pool fill line, and any retaining wall 4 feet or taller needs an engineer's design and completion letter. The Village names the 2012 building and residential codes but no swimming pool code.
Rock, springs and the floodplain
The Village code warns that underground springs may run through the rock beneath the village and that state law calls for an engineering study of a site before construction, to protect the foundation. Nothing may be built or moved below 723 feet above sea level without a Village floodplain development permit or a variance, while the Lower Colorado River Authority puts Lake Travis's full water-supply level at 681 feet. In the SF-1 district, side and rear yards are never less than 7.5 feet and impervious cover is capped at 50% of a lot; since June 18, 2025, decks count toward that cap and a pool's water surface doesn't.

Point Venture's water comes from Travis County WCID Point Venture, which draws surface water from Lake Travis and disinfects with chlorine, at an average residual of 1.73 ppm in 2025. Water wells and septic systems are banned in the village, so homes run on the district's water and sewer. The Handbook of Texas dates Point Venture to early 1969, when Houston oilman Joel M. Cummings and developer W. C. "Bill" Canfield bought land on a peninsula known as the Point; the association's history puts the closing on July 8, 1969, for 989.07 acres of the Peckham Ranch. The Venture Yacht and Country Club came first, with a clubhouse, restaurant, swimming pool, marina and tennis courts, and by May 1970 there were 40 townhouses. From April 1971 a car ferry carried passengers across Lake Travis between Dink Pearson Park and Hurst Creek Road until it was retired by 1973, and the 9-hole golf course followed in 1972.
Through the 1970s Point Venture stayed a vacation spot for most of its owners, with only a few living there all year. By the association's account, voters approved incorporating the Village of Point Venture on August 12, 2000, by 150 votes to 43. Older history sits under the water: a 1931 concrete bridge at Lohmann's low-water crossing went under when the Mansfield Dam gates closed in 1941 and the lake filled. In a straight line, the village's Census center point lies about 15.4 miles south-southwest of Leander's.

What does a Point Venture quick permit cost?
Under the Village fee schedule as amended on September 18, 2024, a residential quick permit costs $240, plus $70 for each inspection and a $150 general cash bond that is refunded after the final inspection. The permit is valid for six months from the day it's issued. Pools, hot tubs and fountains deeper than 24 inches are on the quick-permit list, and the Village office says whether a repair needs a permit at all.
Can a pool be drained in Point Venture during a drought stage?
Only for set reasons. Under the drought plan Travis County WCID Point Venture adopted on June 27, 2024, from Stage 2 on, a pool can be emptied and refilled only onto absorbent ground, or a surface that drains straight to it, and only to bring rain-raised water back down to maintenance level, to repair, maintain or replace pool components that have turned hazardous, or to repair a leak. Stage 3 bans installing new pools unless they have an automatic cover, and Stage 4 allows filling or topping up a single-family pool only when it's kept under a cover while nobody is using it. The stages follow the combined storage of Lakes Travis and Buchanan; the district announced the end of Stage 2 on July 14, 2025, and on July 1, 2026 the two lakes held about 92% of capacity, a condition the Lower Colorado River Authority rated Normal.
Does the Point Venture property owners association approve pool repairs?
Its Architectural Control Committee, the only standing committee the members elect, governs new construction and additions and alterations to structures, and the deed restrictions make it the sole and final body for architectural approval of improvements on lots. The association has 13 sections, each with its own deed restrictions, so ask the committee what a given repair needs on your lot. The Village doesn't enforce private deed restrictions, but its quick-permit application has the owner agree to follow them.
